Former FM Global facility renovations underway

Hobbs Brook Management and Hayes & Sherry recently held a walk-through event showcasing what will be a major overhaul to the current facility located at 1301 Atwood Avenue in Johnston, formally the offices for FM Global.

The owner, Hobbs Brook Management LLC, has already begun the renovation project.

According to a press release, the facility will be undergoing a $60 million renovation project to be completed for occupancy in the fall of 2014. The project consists of a complete remodel of the building’s exterior with new glass curtain wall and metal panels, new roof, state-of-the-art data connectivity and an installation of all new HVAC and electrical systems.

“This is big for the town’s outlook on economic development,” said Mayor Joseph Polisena in a recent interview. “They are putting more than $60 million into the project and bringing jobs to the town and state.”

Margulies Perruzzi Architects are the lead in the design process and Dimeo Construction has been hired as the construction manager.

Once complete, Northwoods will provide 338,600 square feet of highly efficient office space with amenities, including a full service cafeteria and health and exercise facility for tenants. “Conveniently located minutes from Downtown Providence and T.F. Green Airport, Northwoods is immediately adjacent to Route 6 and is easily accessible from all major interstates in the Rhode Island and Massachusetts regions,” said the company.

The mayor considered redevelopment of the project an added plus in what he called a weakened economy.

“I asked businesses coming into the town to consider qualified town citizens for the jobs available,” said Polisena. “I can’t require that they do, but I always ask.”

Town building official Ben Nascenzi spoke to the “green” aspect of the project.

“It is going to be a green facility,” he said. “They are going for gold status.”
